How to use this tool

  • Enter values using decimal points and choose the operation or assumptions shown.
  • Select Calculate and review the numerical result and its stated conventions.
  • Download the result or amortization schedule when available. Reset restores the example inputs.

Examples

300,000 property with 60,000 down at 5% for 360 months gives 1,288.37 principal and interest per month.

Limitations

  • Runs locally. Decimal calculations use floating-point arithmetic, rounded to 12 significant digits; monetary displays use two decimals. Exact integer and fraction results are labelled separately.
  • Use one currency throughout. Estimates use your inputs and stated assumptions; fees, taxes, inflation and rate changes are excluded unless explicitly entered. These are calculations, not lending offers or investment forecasts.
  • Fixed nominal annual interest divided by 12; payments occur at month end for 1–1200 whole months. Amortization uses unrounded amounts; displayed cents can differ from a lender’s rounding and need not sum exactly. No extra payments or balloon terms.
  • Property taxes and insurance are amounts you enter, not local rules or forecasts. No automatic mortgage-insurance threshold, closing costs or affordability recommendation.
